Property Opinion exists for one reason: buying property in India has always required trusting assurance you couldn't inspect. We publish the check itself — every finding linked to the document it came from, every limitation stated, every check shown including the ones that passed.
The engine is LexRam TSR — the title-search and registration engine that reads the record in any Indian script, prepares an AI Title Scrutiny Report, and links every finding to the exact document and clause it came from.

Why it exists
Assurance you can inspect
An encumbrance certificate lists registered transactions; it does not tell you whether the seller actually owns what they are selling, whether the survey number on the deed is the plot you stood on, or whether a bank charge or a family share is still attached. Buyers have always had to trust an assurance they could not inspect.
Property Opinion publishes the check itself. Every finding links to the document and clause it came from, every limitation is stated on the report, and every check that ran is listed — including the ones that passed.
How a report is built
You upload whatever you have — deeds, EC, patta or khata, tax receipts, usually scans in the state's own language. The LexRam TSR engine reads the record in any Indian script, traces the chain of title across the documents, and runs 35 checks across 8 risk families.
The Preliminary Title Scrutiny Report names the gaps, risks and open queries. Once you resolve them, the Final Title Scrutiny Report records the outcome against the same document trail.
