How it works

  1. 01Tell us the document and the property. If you're mid-check with us, the query already names both — one click from your report.
  2. 02We quote before we act. ₹499–999 + GST per document, depending on the office and record age — plus government charges at actuals, with receipts.
  3. 03The document lands in your account. Scanned, legible, and — if you're mid-check — filed straight into your file, where it triggers the re-run automatically.

What we retrieve

  • Encumbrance certificates (any available period)
  • Certified copies of registered deeds
  • Revenue records: patta/chitta, RTC, 7/12, thandaper, adangal — by state
  • Mutation and pokkuvaravu records

If a record proves not to exist, that's a finding too — and it belongs in your check. You pay the government charges actually incurred; the retrieval fee is waived when a record is confirmed absent.

Who uses this

Buyers mid-check — the stall-rescue: your query names the document, we fetch it. NRIs — nobody should fly in for one certificate. Anyone assembling a file — before a sale, a partition, a loan application. You don't need to be running a check with us to use this.
