What DORIS won't tell you.

The portal shows registered transactions. It does not adjudicate a GPA-era chain, show pending litigation, or tell you whether a property in an unauthorised or regularised colony was ever validly conveyed.

If a document is missing, your preliminary report names it, names the check it unlocks, and names the office holding it — the Sub-Registrar's office for certified copies, the MCD or DDA for the records they hold.

FAQ — DELHI NCR

The chain includes a GPA transfer from the 2000s. Is the property untouchable?

Not automatically — many GPA-era chains were later regularised with registered conveyance deeds, and some weren't. The difference is entirely in the documents. Upload everything in the chain; the report shows you where the gap sits and what would cure it.

The property is in a regularised colony.

Regularisation changes the colony's status, not automatically every title inside it. The chain still has to be traced — and the check reads it the same way it reads any other.

The seller has a registered sale deed. Isn't the GPA history settled?

The current deed is one link. If the chain behind it moved through an unregistered GPA, the defect travels with it until it's cured — which is why the check reads the whole chain, not the latest page.
