Don't trust it — check it. Every finding links to the document it came from, and the checks that passed are shown alongside those that didn't. Read a real report before you pay a rupee.

Is this legal advice?

No. It's an AI title check, and it says so on every report. When you need an advocate's signature, a named panel advocate reviews the report in full and signs; that's our verified tier.

What if something was missed?

Your report states what the record shows — and what it cannot: records can be incomplete, and disputes can go unregistered. That limitation is printed in every report, not hidden in terms.

Who is behind this?

The engine is the LexRam TSR engine, built for legal document analysis; the verified tier is signed by panel advocates enrolled with State Bar Councils. The method, a real report, and all prices are published on this site.

Isn't the bank's check enough?

The bank's check protects the bank's money; its advocate answers to the bank. Ours is the only report written for you.

The portal record is clean — isn't that enough?

The portal shows what's digitised, not what's disputed. Registration records a transaction; it does not prove ownership — the Supreme Court said so in 2025.

The broker says everything is clear.

A broker's assurance costs nothing because it costs nothing. The record is the only party in your purchase with nothing to gain from your decision.

Why not just hire a local advocate?

A good advocate is thorough — but you cannot check their work, and a manual read takes days to weeks at ₹5,000–25,000. Ours shows every line it checked, links every finding to its source, and tells you what's missing by name.

What does it cost?

₹1,999 + 18% GST (₹2,359 all-in) for the preliminary report — the trace, findings so far, and the exact list of what's missing. That ₹1,999 buys your preliminary report. Why is there a preliminary stage at all?

Because the preliminary and the final are different reports, not the same report at two moments. The preliminary traces the chain as far as the record allows and names exactly what's missing — which document, which check, which office. The final is the complete 35-check analysis on the completed file. Most property files are incomplete; the preliminary is how you find out precisely where yours stands before paying for the full report.

Is the ₹1,999 refundable?

The full title report is a separate charge, when you are ready for it. Even if your file turns out to be complete, the preliminary is its own deliverable: the trace, the findings, and the stated depth. If it finds something fatal and you stop, the answer you paid for is the answer you got.

What exactly do you check?

My documents are in Kannada / Telugu / Tamil / another language. Can you read them?

Yes. The engine reads the record in its own language — there is no translation step, and no document is set aside because of its script.

What if I don't have all the documents?

Upload what you have. The preliminary report names each missing document, the check it unlocks, and the office or portal holding it — and our network can retrieve ECs and certified copies for a per-document fee plus government charges.

Who signs the verified report?

A named panel advocate enrolled with the relevant State Bar Council — the name and enrolment number are printed on the report. You can verify both independently.

How long does it take?

The preliminary report follows your upload; the final follows your answers to the queries. Your documents arrive complete or they don't — that's what decides timing, so we don't quote hours we can't guarantee. The checklist at upload shows you what a complete file looks like.
