NRIs pay the same published price as domestic — ₹1,999 for the Preliminary Title Scrutiny Report, ₹2,359 in total with GST. No NRI premium; distance changes the service, not the price. The NRI page lists what that service adds: guided family upload links and the forged-POA screen.

What the price buys — and what it doesn't

It buys a complete, inspectable read of the record: an AI Title Scrutiny Report, every finding linked to its source, the search depth stated as a year, and the limitations printed in the report.

It doesn't buy a guarantee — no honest one exists. Records can be incomplete; disputes can go unregistered. What you get is everything the record shows, and a plain statement of what it cannot.

For context: a traditional advocate's report runs ₹5,000–25,000 and takes days to weeks; banks charge borrowers ₹3,000–10,000 as "legal charges" for a check that protects the bank. ₹2,359, including GST, is less than 0.05% of a ₹50 lakh property.

FAQ — PRICE

Why a preliminary stage?

Because most property files are incomplete, and a one-shot report on an incomplete file produces guesses. The preliminary tells you what your documents support — and exactly what's missing — before you've paid for the full report.

Is the ₹1,999 refundable if I don't proceed?

Once it has been generated, no — it is a delivered service. If the preliminary finds something fatal and you stop there, the answer you paid for is the answer you got, and nothing further is charged. The Final Title Scrutiny Report is a separate charge, only when you want it.

Are there any other charges?

Only if your documents run past the 100-page allowance: extra pages are ₹10 each plus GST, always shown before you pay. The Final Title Scrutiny Report is a separate charge when you want it.
