GST applies per applicable rules; the all-in figure is shown at payment before you pay.
For banks, NBFCs & builders
A traditional advocate's opinion
₹5,000–25,000
and days to weeks
Bank "legal charges" to borrowers
₹3,000–10,000
for a check that protects the bank
This check, all-in
₹2,359
less than 0.05% of a ₹50 lakh property
What the price buys — and what it doesn't
It buys a complete, inspectable read of the record: 35 checks across 8 risk families, every finding linked to its source, the search depth stated as a year, and the limitations printed in the report.
It doesn't buy a guarantee — no honest one exists. Records can be incomplete; disputes can go unregistered. What you get is everything the record shows, and a plain statement of what it cannot.
For context: a traditional advocate's report runs ₹5,000–25,000 and takes days to weeks; banks charge borrowers ₹3,000–10,000 as "legal charges" for a check that protects the bank. ₹2,359 all-in is less than 0.05% of a ₹50 lakh property.
FAQ — PRICE
Why a preliminary stage? Why not one price upfront?
Because most property files are incomplete, and a one-shot report on an incomplete file produces guesses. The preliminary tells you what your documents support — and exactly what's missing — before you've paid for the full report.
Is the ₹1,999 refundable if I don't proceed?
The full title report is a separate charge whenever you decide to proceed. If the preliminary finds something fatal and you stop — the answer you paid for is the answer you got.
Are there any other charges?
No. Retrieval and refresh are optional services with published prices; government charges on retrievals are passed at actuals with receipts. There is no subscription and nothing recurs.
