Everyone says the papers are clear. The record is the only one that can prove it.

You've paid the token. The broker is reassuring, the seller is in a hurry, and your family has a view. Every one of them is on the other side of your decision.

Two of every three civil cases in India are property disputes. Most began with papers that looked exactly like these — a sale deed, an EC, an assurance.

Property Opinion gives you an AI title check on the property you're about to buy — before you pay anything further. Upload the documents you have; the engine does the rest.

Start your title check ₹1,999 + GST (₹2,359 all-in) — covers up to 100 pages, then ₹10 a page.

WHAT THE CHECK ACTUALLY DOES

It reads what nobody in your transaction has read.

The LexRam TSR engine reads every document you upload — in any Indian language, of any age — and traces the ownership chain backward, up to 30 years where the record allows. The banking convention searches 13 years. Where the record supports more, this check takes more.

Then it runs 35 checks across 8 risk families on that chain. The full method is published — every check, listed.

And it tells you what it hasn't seen. If a document is missing, you get a query naming the document, the check it unlocks, and the office or portal where you can obtain it. A gap is shown as a gap — never smoothed over.

WHAT YOU HOLD WHEN IT'S DONE

A report built to be checked, not believed.

Every finding links to its source document

— the exact clause, not a summary. Verify any line yourself.

The checks that passed are listed too

— you see what was examined and found clean, not just what surfaced.

The search depth is stated as a year

— "traced back to 2004," with the offices searched.

The limitations are in the report,

not in our terms. Records can be incomplete; disputes can go unregistered; the report says what the record shows.

WHEN YOU NEED A LAWYER'S SIGNATURE

Some situations need more than an AI title check — a bank's panel requirement, a court matter, a high-value purchase you want signed. A named panel advocate reviews the report in full and signs a signed advocate report — and you get a 15-minute clarification call with the signing advocate. The name and Bar enrolment number are on the report.

Advocate-Verified: +₹4,000 + GST on your full title audit.

FAQ

My bank is already checking the property. Isn't that enough?

The bank's check protects the bank's money, and its advocate answers to the bank. Two of three civil cases are property disputes — many involving properties that had home loans on them. Ours is the only report written for you.

The portal record is clean. What would you add?

The portal shows what's digitised, not what's disputed. Registration records a transaction; it does not prove ownership — the Supreme Court said so in 2025. The chain behind that portal entry is what we read.

What if the report finds something wrong?

Then it has done its job before your money moved. If the finding is fatal, we tell you to stop — plainly. That's the answer you paid for, even when it isn't the one anyone hopes for.

Can I trust an AI title check?

Don't trust it — check it. Every finding links to the document it came from. See a real one →
