Buying in DNH & Daman & Diu? Portuguese-era survey records still carry many titles.
The records here
Your documents are in Gujarati, Marathi, Portuguese or English. The engine reads the record in its own language.
Your survey records, old notarial deeds, gaothan documents, current sale deeds — read with no translation step and no document set aside because of its script.
What the record won't tell you.
Whether the land is gaothan or community land that cannot be privately conveyed, whether the Portuguese-era root of title was reconciled with the post-1961 records, and whether the survey description matches the land as it stands. Registration records a transaction; it does not prove ownership — the Supreme Court said so in 2025.
If a document is missing, your preliminary report names it, names the check it unlocks, and names the office holding it — the Sub-Registrar's office for current deeds, the land records office for survey records.

FAQ — DNH & Daman & Diu
The title starts with a Portuguese-era deed. Can you read it?
Yes — the engine reads the record in its own language and traces the chain from the older root through the post-1961 registration system. The report shows you where the chain holds and where the two systems never met.
The land is gaothan land. Can it be sold?
Gaothan (village habitation) and community land carry their own rules and often cannot be privately conveyed. The check reads the land class and the chain; the report tells you what applies to this property.
It's the property check where you see everything it checked.
