What the record won't tell you.

Whether the land is agricultural land a non-agriculturist needs permission to buy under Section 154, whether the land is nautor land granted by the state, or whether it is forest-fringe land — none of that is visible in a khatauni entry. Registration records a transaction; it does not prove ownership — the Supreme Court said so in 2025.

If a document is missing, your preliminary report names it, names the check it unlocks, and names the office holding it — the Sub-Registrar's office for deeds, the Patwari's circle for khatauni records, the District Magistrate's office for Section 154 permission.

FAQ — Uttarakhand

I don't live in the state. Can I buy agricultural land here?

Under Section 154 of the Uttarakhand Land Revenue Code, agricultural land requires the District Magistrate's permission to pass to a non-agriculturist or an outsider. Without it the sale may not stand. The check reads the land class and the chain; the report tells you what applies to this property.

The seller says the land was granted as nautor.

Nautor land is state-granted land with conditions attached — it is not the same as land held by ordinary title. The check reads the grant papers and the deeds; the report shows you what the record supports.
