What the record won't tell you.

A jamabandi entry is a revenue position, not a proof of ownership. A pending mutation tells you a change is coming, not whether it is valid. Agricultural land may carry tenancy rights that survive a sale, and unregistered family partitions routinely sit beneath a clean record. Registration records a transaction; it does not prove ownership — the Supreme Court said so in 2025.

If a document is missing, your preliminary report names it, names the check it unlocks, and names the office holding it — the Sub-Registrar's office for deeds, the Patwari circle for jamabandi and mutation records.

FAQ — Punjab

The fard shows a mutation pending in the seller's name. Can we close anyway?

Closing before the mutation is recorded means buying against the record — the very gap this check exists to find. Upload the pending-mutation papers and the deeds; the report shows you what the chain supports and what the mutation would need to cure.

The land was divided among brothers years ago, without a registered deed.
